Fall Home Maintenance Checklist for Antelope Valley Homeowners

Summer in the high desert doesn't let go easily. But once the triple-digit days start breaking and the nights cool off, it's the right time to get ahead of the seasonal shift before it catches your home off guard. Here's what we recommend homeowners in Lancaster, Palmdale, Rosamond, Tehachapi, and the surrounding Antelope Valley check before fall settles in.

1. Give Your HVAC System a Head Start

Your air conditioner just worked overtime through another brutal desert summer. Before you switch over to heat, have the system serviced: replace the filter, clear debris from the outdoor unit, and confirm the thermostat is responding correctly. Catching a worn part now is a lot cheaper than a mid-winter breakdown.

2. Check the Roof and Attic

High desert homes take a beating from UV exposure and wind. Look for cracked, curling, or missing shingles, and check flashing around vents and chimneys. In the attic, scan for daylight coming through the roof deck, signs of pest entry, or insulation that's shifted or thinned out — all common findings we flag during inspections in this area.

3. Seal Gaps Before the Temperature Swings Hit

Antelope Valley is known for big day-to-night temperature swings, and that stresses caulking, weatherstripping, and window seals. Walk the exterior and reseal any gaps around windows, doors, and utility penetrations. This keeps conditioned air in and keeps rodents and insects looking for a warm way in from getting one.

4. Test Your Water Heater and Plumbing

Cooler weather means water heaters run longer. Check the tank for rust or corrosion at the base, test the pressure relief valve, and inspect visible supply lines for slow leaks. If your water heater is nearing 10–12 years old, fall is a good time to plan for replacement rather than deal with a failure in the middle of winter.

5. Clear Debris and Check Drainage

Even in a dry climate, when rain does come to the high desert it tends to come fast. Clear gutters, downspouts, and any drainage swales around the foundation now, so water has somewhere to go instead of pooling against your slab or crawlspace.

6. Look at Exterior Grading and Landscaping

Confirm the ground still slopes away from the foundation, and trim back any vegetation that's grown into siding, vents, or the roofline over the summer. Overgrown brush close to the structure is also a wildfire risk in our region, so this one pulls double duty.
